Boxes at Sublett: Shipping-Container Retail Center Brings New Jobs to South Arlington

Arlington, TX — A retail center built out of roughly 30 shipping containers is set to open this summer at 5100 W. Sublett Road, and Boxes at Sublett is the kind of project that quietly seeds a lot of small paychecks across the south side.
Thirty tiny storefronts. Thirty potential employers. Zero of them named yet.
What Boxes at Sublett is, and where it sits
The developer is RDS Real Estate, run by Ron Sturgeon, who has been stacking shipping containers into rentable space around Tarrant County for years. The plan calls for about 30 containers carved into very small retail spaces, aimed at micro-businesses and hobbyists who want a real storefront without a real storefront's rent.
Location matters here. The site sits next door to Sublett Center, a conventional retail strip RDS also owns, just off Highway 287 at the Kennedale/Sublett Road exit and beside an Albertsons. RDS pegs traffic past that exit at more than 72,000 vehicles a day. That's the far south end of town, close to the Kennedale and Mansfield lines and a straight shot down from the S. Cooper Street corridor.
Why the container model matters for south Arlington hiring
Sturgeon's pitch is that extra-small retail space simply doesn't exist elsewhere in Tarrant County. The format has worked in other cities: Las Vegas has Downtown Container Park, Kansas City has The Iron District, Nashville has C1TYblox, and Wesley Chapel, Florida has Krate at the Grove. Closer to home, Sturgeon's Box Office Warehouse Suites in Fort Worth was built from more than 120 containers and is fully leased with a waiting list.
It has not been a fast build. RDS floated a 2024 opening back in 2023, and Sturgeon has been blunt about why it slipped, saying Arlington's development codes "can become a real barrier" for entrepreneurs without time and money to burn. Summer 2026 is the current target.
The jobs that come with 30 small storefronts
Be clear-eyed about this one: RDS has not published a tenant list, a job count, or an opening date. Nobody is hiring at Boxes at Sublett today. What's worth understanding is how a center like this hires when it fills up.
Micro-retail staffs in ones and twos. An owner works the counter, then adds a part-timer for weekends, then a second for the holidays. The jobs are close to home, flexible, and rarely advertised on the big national boards, which is exactly why south Arlington job seekers should be watching the address rather than waiting for a press release.
The tenant mix RDS already draws next door is a decent tell. Sublett Center is anchored by a Salon & Spa Galleria and includes a dental office, an insurance office, a nail salon, a martial arts studio, and Patriot Postal, an independent pack-and-ship store. Expect Boxes to skew the same direction: service, specialty goods, and owner-operated shops.
